Knapp ein Jahr nach dem Start hat sich die Riester-gef?rderte Wohnimmobilienfinanzierung noch nicht zu einem Erfolgsmodell entwickelt – trotz staatlicher Zuschüsse. Die Gründe für das ausbleibende Kundeninteresse sind vielschichtig.

Trotz der Hürden, Stolpersteine und Anlaufschwierigkeiten gilt die staatliche F?rderung der Alterssicherung durch eine Immobilie als der richtige Weg. An den Problemen und Startschwierigkeiten kann zudem noch gefeilt werden – damit der zweite Geburtstag ein Grund zu feiern wird.


Gerade mal fünf von hundert Immobilienk?ufern fragen beim Erstgespr?ch mit ihrem Berater von sich aus nach Wohn-Riester-Produkten, wie eine Umfrage des Immobilien- und Finanzierungsvermittlers PlanetHome unter Kreditinstituten und Baugeldvermittlern ergab. Und auch wenn die Berater auf das Thema ?Wohn-Riester“ zu sprechen kommen, sind nur wenige Kunden an dieser Art der F?rderung interessiert – wegen der nachgelagerten Besteuerung, wie Dr. Bernd Klosterkemper von Planethome erkl?rt. Selbst die sofort wirksam werdenden steuerlichen Vorteile würden nur wenige überzeugen, da die Einbindung eines Steuerberates das komplette Prozedere zu kompliziert macht.

Doch nicht nur die Kunden üben sich in Zurückhaltung, auch die Anbieter besitzen ein eher schmales Portfolio an Riester-Produkten. Etliche scheuen den hohen Verwaltungsaufwand – um Riester-Produkte anzubieten, müssen Mitarbeiter geschult und Software für die optimale Beratung entwickelt werden -, zudem scheint die Gesetzgebung noch nicht zu 100 Prozent ausgereift. Sogenannte, mit dem Abstossen des Wohneigentums verbundene ?St?rf?lle“ wie Scheidung, Tod oder Umzug, die selbst schlie?lich auch in den allerbesten Familien vorkommen sollen, unterstellem die Rieser-Wohnsparer einen ?sch?dliche Verwendung“ der staatlichen F?rderung und sind meist mit einer Rückzahlung von Steuern verbunden. Auch weitere mit der Aufgabe des Wohneigentums verbundene Restriktionen und Strafen wirken nicht sehr anziehend auf potentielle Interessenten.

No, Physioc isn’t the worst. Not even among Angel play-by-play guys. His voice far surpasses the tone of Markas and Smith. And the Fizz has more fun playing off Rex.

Why? Because the broadcaster has the gall to call attention to the biggest offensive night of the season. Or would’ve been if Andruw Jones had parked No. 4.

What, was Fizz supposed to scintillate us with a breakdown of the No. 1 Angel Stadium experience? Because if you wanted homer musings from the booth, that was the only thing left in that Ranger series.

As far as our Orange County ears can figure, he might be one of the best.

This Morales ignoring our language for Spanish the way Vlad does is outrageous. This is an American team with American fans paying them American millions.

Or could Physioc reach for a homer of substance, one that ties history? Good for him that he announced the news.

I used to be one of those AFN listeners. And knew that despite L.A.’s love affair with Vin Scully, he was not the best. Certainly not better than the Giants’ Hank Greenwald, the Orioles’ Chuck Thompson and the White Sox combo of Harry Caray and Jimmy Piersall.

Fans want players they can relate to. It sure would help if they could understand them.

Follow hockey’s lead. Guy Lafleur and Mario Lemieux were two French Canadians who entered the NHL knowing hardly any English. The Habs and Penguins made sure they learned it. Simple marketing. They knew their fan base spoke English, so get with the program, guys.

We’d be better off bitching about something of substance: Angel players who don’t speak English. At least not with a mic in from of them.

The Angels should do the same. So should every team in baseball, which has crashing attendance as it is.



Which adds to his credentials as the worst announcer in baseball? Against what list? Worse than John Sterling, whom Yankee fans and the Post’s Phil Mushnick are trying to ditch? Worse than voices for the Marlins, Royals, Twins? I doubt if the Rev has a clue. About the only listeners who do are those of American Forces Network, which airs games from every market for our troops around the globe.

Learn to speak to us without a Mota dictionary, for crying out loud.

Quit this fire-Physioc campaign. It’s childish.

Now, I know the guy’s not exactly young but in the event Figgins leaves and Tony decides to save his resources ($$) for next year’s free agent class that will be far superior, does a move for Granderson suddenly become really attractive?

If it successful in raising capital, the plan is to start manufacturing at a rate of 30,000 cars in the first year and ramp up to 50,000 after that.

“The auto industry has not changed a whole lot in the last 100 years. It’s still heavily steel-based and based on the same welding techniques,” Waters said. “When you look at starting over, it’s a breath of fresh air to have some constraints removed.”

“If you can get the battery to (an attractive) price point, then you have market demand,” he said. “Shoving a bunch of batteries on a heavy frame means (it’s) not affordable.”

Bright Automotive intends to make a vehicle that can go 30 miles on a full battery. For trips beyond that distance, an internal combustion engine, capable of getting 40 miles per gallon, will charge the battery. By contrast, Waters said that competing gas-electric vehicles will only be able to get 10 to 20 miles per gallon on their gas engines.

Waters hinted that the first vehicle from the company will not be a passenger sedan. The company has gotten interest from customers in specific markets. Introducing a car in particular niche, like the military or corporate fleets, can lead to more mainstream vehicles, he said.

About a year ago, Bright Automotive was spun out of sustainability and energy consulting firm Rocky Mountain Institute, bringing in Waters, who invented the battery pack for GM’s EV1 electric vehicle, and employees from Alcoa, Duke Energy, Google.org, Johnson Controls, and the Turner Foundation

The technique of “light weighting,” combined with aerodynamics, is allowing Bright Automotive to use a smaller battery, which is normally a very expensive component of electriccars. GM executives, for example, have said that the high costs of introducing new technology means they expect to lose money on the Chevy Volt, its gas-electric car due out in late 2010.

Bright Automotive to enter electric-car derby

Start-up Bright Automotive is designing a line of plug-in electric vehicles that get a 100 miles per gallon by combining a bag full of fuel-efficiency tricks with an electric motor.

The Anderson, Ind.-based company is planning on showing off a prototype vehicle in May at the Electric Vehicle Symposium in Norway, according to CEO John Waters. The company raised $17 million in series A funding at the end of last year and intends to secure more money later this year, he said.

In addition to making its own vehicles, Bright Automotive is developing business in providing power electronics and electric-vehicle conversions.

What sets the company apart from many other electric-vehicle makers is that its design team is able to start from scratch, according to Waters. That “clean-sheet” approach will let the company build a vehicle that is 60 percent to 65 percent the weight of competing vehicles. Designers plan to use alternative materials, such as aluminum and composites, and save weight by making components smaller and integrating subsystems.



Bright Automotive is cagey about its product plans, except to say that it is building gas-electric vehicles in the light-duty category covering pick-up trucks, SUVs, and sedans. Its target is to release a vehicle with the equivalent of 100 miles per gallon in the fourth quarter of 2012, Waters said.

Making vehicles lighter should not compromise safety, Waters added. “We’ll be going after a five-star crash rating to take that issue on. (Safety) is much more about materials and design than about mass, as exemplified in the racing industry,” he said.

Likewise, he said, the Tesla Roadster is an all-electric sports car but Tesla intends to eventually build a sedan with the same technology.

“The Humvee gave the military exactly what it needed. Then we saw that vehicle morph into a consumer market play,” he said, noting the same scenario for Jeeps.

One of the main challenges to electric-vehicle adoption is lowering the cost, which is why Bright Automotive has focused on working with a scaled-down battery.

Bright Automotive’s design will allow it to use a battery that’s smaller than the Volt battery and designed for a larger vehicle, Waters said. The company expects to use lithium ion batteries and make its own battery packs, he added. Vehicles will use regenerative braking to add charge to the battery.

Because it’s a combined gas-electric vehicle, Bright Automotive estimates that drivers will get 100 miles per gallon for 50 miles trips. Fuel efficiency improves when the battery is used more.
